Permanent Exterior Lighting in Lansingburgh

We install permanent lighting along your roofline that stays up year-round and runs from an app on your phone. A warm white glow every evening, team colors on game day, something festive in December. You choose the look and the schedule. Before any work starts, we explain what drives the price so nothing on your bill is a mystery.

  • Itemized written quotes
  • App setup included
  • Track matched to your trim
  • No more December ladders

Permanent Lighting, Done Once

Our work is permanent exterior lighting installation. We mount a slim track along your fascia or trim, set LED lights into it and connect everything to a controller you run from an app. The track is matched to your trim color, so in daylight most people never notice it. At night you get clean, even light along the roofline instead of a tangle of clips and extension cords.

  • Technician on a ladder working along the gutter edge of a vinyl-sided and brick house, with small lights installed in the soffit under the eave on an overcast day

    Permanent Lighting

App-controlled LED lights mounted in a slim track along your roofline, set to warm white most nights and holiday colors when you want them.

  • Technician in a dark hoodie spraying cleaning solution on streaked white vinyl siding, with a tank and pump on a truck bed and a ladder against the house

    Exterior Soft Wash

Low-pressure cleaning that kills the algae and mildew on your siding at the root, so the green streaks and black spots stay gone longer.

  • Technician on an extension ladder spraying treatment onto a streaked asphalt shingle roof of a white two-storey house, with a hose running to a tank and pump in a truck bed

    Roof Treatments

A low-pressure treatment that kills the algae, moss and lichen on your shingles so rain can carry them off over the following weeks.

  • Worker on an aluminum ladder, seen from behind, scooping wet leaves from a white gutter on a shingled roof while holding a garden hose, with a bucket hung at his hip

    Gutter Clearing

Hand-cleared gutters and flushed downspouts, with photos of what we found and a plain answer on anything that needs attention.

  • Worker in a cap and dark hoodie uses a water-fed pole brush to clean an upper window on a green-sided two-story house, with an extension ladder against the wall

    Window Washing

Outside glass, frames, sills and screens cleaned by hand or with a purified-water pole, so your windows let in clear light again.

  • Worker running a round surface cleaner across a wet concrete driveway, leaving a lighter clean stripe, with a hose reel and pressure washer on a truck bed nearby

    Walkway & Step Cleaning

We clean concrete walks, paver paths, stone steps and entry areas, and tell you up front which stains will lift and which ones won't.

Where We Work

We install permanent lighting on homes throughout Lansingburgh and the surrounding area in New York. Older homes with deep eaves and newer builds with simple rooflines both light up well, and we plan each layout around the house in front of us.

A Local Crew That Gives Straight Answers

We started this company because we kept hearing the same story from neighbors: they loved the look of a lit-up house, but they were tired of dragging boxes out of the attic, climbing icy ladders and replacing strands that died halfway through the season. Permanent lighting solves that, and we focus on doing it carefully.

We keep things simple. You get a clear explanation of how the system mounts, what it costs and why, and how to run it yourself. If a job isn't a good fit, like trim that needs repair first, we'll tell you before you spend a dollar on lights.

What Moves the Price

Every home is different, so we don't quote off a chart. A few things account for most of the difference between one roofline and the next. Here they are, so nothing on your quote surprises you.

We measure your home, then give you a written, itemized quote by phone or in person. The quote is free, and you decide with no pressure.

Total roofline length
Lights and track are priced by the run. A ranch with one straight eave needs far less material than a home with a wraparound porch roof and a detached garage.
Height and access
A single-story eave is quick work. Second- and third-story peaks need taller ladders or extra setup time, and steep or crowded spots around trees and wires take longer to reach safely.
Roof shape
Gables, dormers and peaks look great lit, but each corner and angle means more cuts, connectors and labor than a flat, straight run.
Mounting surface
Sound wood or aluminum fascia makes a fast, secure mount. If trim is soft, loose or rotted, we'll point it out and talk through options before we attach anything to it.
Power and controller location
The controller needs an exterior outlet nearby. If yours is far from the best spot, longer wiring runs add some cost, and we'll tell you during the quote if anything more is needed.
Zones and extras
Splitting the house into separately controlled zones, or adding the garage or a porch line, adds hardware. Many people start with the front roofline and add more later.

How a Job Runs

Most installs are finished in a single day once the design is set. Here's what to expect from first call to first evening with the lights on.

  1. 1

    Call for a free quote

Tell us about your home and what you want to light. We'll ask a few quick questions and set a time to come out.

  2. 2

    Site visit and layout

We go eave by eave with a tape, note every gable and corner, press on the trim to make sure it's solid and locate the closest exterior outlet. Then we sit down with you, sketch out a couple of layouts and hand you an itemized price.

  3. 3

    Installation day

We color-match the track to your trim, fasten it along the roofline, set the lights and route the wiring neatly to the controller. You don't need to be home for most of it, though we like to see you at the end.

  4. 4

First lighting and a quick lesson

Once the controller is on your home network, we put the app on your phone and build your first schedules side by side. Then we switch the lights on, and you step out to the street to see how it looks.

Questions We Hear Most

Will I notice the track in daylight?
Hardly. It's a low-profile channel colored to match your trim or gutters, so from the sidewalk it blends into the edge of the roof. Most guests only realize it's there after dark, when the lights come on.
Will it damage my roof or gutters?
No. We mount the track to fascia or trim boards with small fasteners and never drill through shingles. If your fascia is soft or rotted, we'll show you before we install so you can decide how to handle it.
How does it hold up to snow and ice?
The lights and track are built to stay outside all year, and we seal connections against meltwater. Ice and snow can cover the lights for a while after a storm, but once it melts they work as usual. We plan placement to avoid spots where heavy snow slides off the roof when we can.
What kind of warranty comes with it?
The system comes with a 10-year product warranty. If something in the lights or hardware fails during that time, call us and we'll walk you through the next step.
How much electricity does it use?
Not much. The lights are LEDs, which draw far less power than old incandescent strands. Running a nightly schedule adds only a small amount to a typical electric bill, and you can dim the lights or shorten the schedule in the app whenever you like.
Do I need an outdoor outlet?
Yes, the controller plugs into an exterior outlet. Most homes already have one in a workable spot. If yours doesn't, we'll tell you during the quote what's needed so there are no surprises on install day.
Can I change colors and schedules myself?
That's the point of an app-controlled system. You can pick colors, set effects, build holiday schedules or keep a plain warm white every night. We set it up with you before we leave so you're comfortable using it.

Why Neighbors Call Us

Most people come to us with the same questions: what does it cost, will it hurt my house, and will it survive winter. We answer those first, in plain words.

The cost, explained line by line

Your quote lists roofline footage, the number of lights, the controller and any extra work like reaching a third-story peak. If something adds cost, we tell you why. If a smaller run would get you most of the look, we say that too.

No holes through your shingles

We fasten the track to fascia or trim boards, not through the roof surface. That keeps water where it belongs and leaves your shingles untouched.

Built for real winters

Snow, ice dams and freeze-thaw cycles are hard on anything mounted outside. We place the track where it stays clear of sliding snow loads when possible, and we seal connections so meltwater doesn't get in.

We leave you knowing the app

Before we pack up, we set up the app on your phone, build a couple of schedules with you and show you how to change colors and effects. You shouldn't need to call us just to turn the lights on.

A tidy job site

We lay drop cloths where we work, keep ladders off your plantings and pick up every clip and scrap before we leave.

See Your Roofline Lit Up This Year

Tell us about your house and we'll explain the options and what drives the price. No pressure, just clear answers.
