Exterior Window Washing in Lansingburgh
We clean the outside of your windows: the glass, frames, sills and screens. You get clear views and a brighter home exterior, with ladders kept off your plantings and no streaks left drying in the sun. One call gets you a straight answer on what your windows need.
What our exterior window washing includes and when to book it
The outside of your windows picks up more than you might think. Pollen, road dust, sprinkler overspray and the dull film left by winter all set in over a season, and a quick wipe from a step stool tends to just spread it.
We pick the method that suits each window. Glass we can reach gets scrubbed and squeegeed by hand. Upper and awkward windows get a water-fed pole using purified water, which dries spot-free and keeps ladders off your siding.
Most people schedule one or two washes a year, usually spring once pollen season passes and fall before the cold sets in. If permanent roofline lighting is in your plans, clean glass helps the house look complete after dark.
What we clean on every window
- Exterior glass
- Each pane is scrubbed to loosen grime, then rinsed or squeegeed dry. We check the edges where dirt likes to hide in the corners.
- Frames and sashes
- We wipe down the frames so dirty runoff does not streak the clean glass the next time it rains.
- Sills and ledges
- Sills catch leaves, bugs and grit. We clear them out and wipe them down.
- Screens
- We take screens off, brush and rinse them, and put them back where they came from. Torn or bent screens get pointed out, not ignored.
- Storm windows
- Many older homes have exterior storm panels. We clean the outer face and tell you if a panel is stuck or damaged before we touch it.
Signs your windows are due
Hazy light indoors
If sunny days still feel dim inside, a film on the outside glass is often the reason.
Spots that will not wipe off
White or chalky spots usually come from sprinklers or hard water. The longer they sit, the harder they are to lift, so earlier is easier.
Pollen or dust coating
A yellow or gray layer after spring is normal. Left alone, it mixes with rain and dries into streaks.
Cobwebs and bug debris
Corners and sills fill up fast in warm months. Clearing them keeps the window looking cared for.
You are getting the house ready
Selling, hosting or adding new exterior lighting are all good moments for clean glass. It is one of the quickest ways to lift curb appeal.
What affects the price of washing your windows
Your quote depends on the windows themselves and how easy they are to reach. We price the job before we start, and we tell you up front if something like heavy hard-water staining will take extra time. No surprise line items after the work is done.
Window count and type
Every added pane adds minutes, and a wide picture window takes longer to finish than a small one. Divided-light windows, with their many little panes and muntins, need more detail work than one open sheet of glass.
Height and access
Ground-floor windows are quick. Second and third stories, or windows behind decks and dense shrubs, take more setup.
Screens and storm windows
Removing, cleaning and reinstalling screens adds time. Storm panels add another surface to clean.
How built up the dirt is
Glass that has gone a few years without a wash, or has mineral spots and paint overspray, needs more careful work than a seasonal visit.
How a window washing visit runs
- 1
Quick talk by phone
Give us a ballpark count of your windows, the number of floors, and anything out of the ordinary such as storm panels or glass behind a deck. From that we put together a free quote and settle on a day that suits you.
- 2
Walk-around on arrival
We look over the windows, screens and plantings first. If we see cracked glass, failing seals or loose screens, we show you before we start.
- 3
Screens off, glass washed
Screens come off and get cleaned. Glass is washed by hand or with the purified-water pole, depending on height and access.
- 4
Final check with you
Screens go back on, sills get a last wipe, and we walk you around so you can see the result. Anything you want touched up, we handle before we leave.

Your exterior window questions, answered
Will you wash the inside glass as well?
We work only on the outside of the house: exterior glass, frames, sills and screens. That side takes the weather, pollen and dirt, so it is where cleaning shows the most.
Does the purified-water pole leave water spots?
No. The minerals are filtered out of the water, so the glass dries clear with no squeegee needed. It also lets us reach upper windows without propping ladders on your siding.
Do hard water stains come off?
Light spots generally lift during a regular wash. Marks that have etched the glass over several years may only fade, and we will give you an honest idea of the result first.
How often do windows need washing?
For most houses, once or twice a year is enough. Homes by busy roads, under trees or with sprinklers hitting the walls may need it more. After seeing your windows, we can suggest a schedule.
Can the wash be timed with a permanent lighting install?
Yes. Plenty of homeowners want clean glass before app-controlled roofline lights go up, because the windows reflect the lights after dark. Mention both when you call and we will line up the visits.
